Web Based Software
Our new professional renting software allows our landlords to access our system to view and print statements for rent, view details of any maintenance and call we have had regarding your property or portfolio. Access is 24/7 via our website, login codes are given once the property is let. This software will soon manage everything from your insurance to mortgages and give your portfolio values, rental incomes and yields, saving your accountant time and saving you money.
More than an estate agent
We're more than just an estate agent- our team offers a range of complementary services, including a full refurbishment service, and property management designed to maximise our clients' returns from their property investments.
Property mangement
The team members collect the rent, which is a big relief for the landlord, but that's just the start.
When the tenancy is up for renewal, we work with landlord and tenant to agree terms before drawing up a renewal agreement. Then at the end of the tenancy, we liase with both parties with the aim of getting the deposit released as quickly as possible.
The team is always available for a landlord who needs advice on a range of issues: rental increases, dilapidations (deductions from the deposit) and decorative issues. For the latter, a chat with Limelets maintenance department may be recommended.
Limelets also trouble shoots. What if a boiler doesn't work in mid winter or if the windows don't open in mid summer? It's a horror story for the tenants so we source cost effective and trustworthy contractors and ensure they fix the problem quickly. And, unless the cost of the job exceeds £150 - in which case we obtain a couple of quotes and then consult the landlord - we don't bother the landlord at all.
Part of the team's job is to keep the tenants happy but also to make sure they look after the property. This is doubly good news for the landlord. Happy tenants are likely to renew but, if they do decide to leave, the property they have maintained to a good standard will re-let quicker, ensuring shorter vacant periods.
